Making sure your property is safe for children is a top priority. While kid safety certainly attracts new family residents, reinforcing your child safety standards protects your current family residents as well. By focusing on 3 key areas on your property, you’ll be happy to know your community is in tip-top shape.

Secure the Unit

Ultimately family applicants will prioritize if your vacant unit and community are kid-safe above anything else. If your vacancy isn’t safe, then they won’t even consider renting in your community. Confirm that all windows and door locks work to where a child could not easily open them. Railings or barriers should be installed along balconies, patios, and staircases to adhere to safety guidelines. Finally, be aware of how pesticides and fumes from newly painted rooms affect new family renters. If possible, give your vacancy a few days to air out after painting or applying bug spray especially if your new residents are pregnant or have young children. Be aware that SB 328, effective January 2016, requires notice to be given 24 hours before applying pesticides (even over the counter pesticides) inside a resident’s unit. You must also give notice to neighboring residents that a unit nearby will be sprayed.

Secure the Exterior of your property

After confirming that your individual vacant units are in fact, safe, check the exterior of your community. Are your pathways sufficiently lit? If you have playsets, have they been maintained and cleaned recently? Do you have kid-safety speed signs near in-complex play zones? Among these things, review your school bus station safety as well.

If your drain grate or cover is broken, it’s possible that the suction from the drain can trap even an adult underwater. According to the Centers for Disease Control and Prevention, “1 in 5 people who die from drowning are children 14 and younger, and for every child who dies from drowning, another 5 receive emergency care for nonfatal submersion injuries.” Children ages 1 to 4 have the highest drowning rates, so make it an effort to get trained in CPR, put safety devices nearby, and fence in your pool to ward off runaway toddlers.

Secure your Community

Of course, not many family applicants will sign a lease if they think the neighborhood isn’t safe. While you might not have much control on the safety conditions in the local area, you do have some leeway within your own community. To insure that your family applicant’s neighbors are trustworthy, perform tenant screening. This is your first line of defense in warding off criminal activity on your property.

While making sure your community is kid-safe might add extra work, it’s necessary. You don’t want your community to be notorious for being unsafe, in any way. By following through with routine maintenance and being aware of the safety conditions in your community, you can easily attract long-term family residents. Do it for the kids!
