  • Price

Obviously, you need to know how much the software costs per unit, but what about fees? Is that accounting feature included or does it cost extra? Do upgrades cost? You’re going to want to know all of this up-front before signing any contracts or starting staff training.

  • Customer Service

While customer service might be the farthest thing from your mind, it’s important that you analyze how responsive and helpful their customer service is. Look at their customer service hours and the ways you can get in contact with them. Are they based in the United States (ahem, CICTotal Manager™ is)? Talk to others in the industry and see if they’ve had good or bad experiences with their customer service. There’s nothing worse than being unable to work because of a program issue.

Starting a new relationship with a property management provider can be daunting, and sometimes you just need to test run new software before you can fully know if it’s the right fit for you. If possible, see if you can test out the property management software on one of your communities before committing. This can help you see if there are features that the software is lacking, if there are features that you love, and how quickly set up and training take.
